REO Initial Services

The rules of the game change when a property moves to REO status. Previously the focus was on protecting the property from damages.  Now the goal is to get the property marketed and sold as quickly as possible. There are many factors involved in ensuring that all necessary steps are completed, and the initial services order is the first step toward a "Sold" sign in the yard.

The first step in the REO process is the initial services order.  Our contractors secure the property, complete the trashout (removing debris and health hazards), and complete the initial maid service cleaning. Depending on the time of year, an initial grass cut and/or winterization of the property may also take place.  The contractor will also inspect the property for any damages that may be present, advising Safeguard if any are found. Pool areas are secured as well.  Safeguard’s REO team reviews all information submitted by the contractors, paying special attention to damages that may be reported. Emergency conditions—flooded basements, roof damage, and the like—can be addressed immediately while the contractor is still on-site. 

In keeping with our commitment to open lines of communication, our contractors are required to notify the listing agent as soon as the property has been re-keyed, and again as soon as the trashout has been completed.  This further ensures that the property is listed on the MLS and that the agent can then begin working toward a successful sale.
