Q: What is the turnaround time for title searches and reports?
A: Our standard turnaround time is 48 to 72 hours on residential searches, except for New York. In some counties of New York, searches can take longer because of the delay between recording a document and posting of that document with a number or liber/page. We can generally complete these within five business days. Commercial searches have a turnaround time on a case-by-case basis.
Q: Is the search a limited [present owner] search or a full title search?
A: Safeguard's standard search is a limited title search; Safeguard does offer full marketable title searches upon request. Please contact us for more information.
Q: Can Safeguard search back two [2] or more owners on the limited title search?
A: Safeguard takes special requests and can order searches going back more than one [1] owner or to a certain date.
Q: Are copies of the documents provided with the title report?
A: Safeguard normally does not provide document copies, but we can provide these upon special request
Q: What is the standard fee for the title report and can there be a volume discount?
A: Safeguard's standard fee for a limited title search is $150.00 nationwide, subject to special requests such as requests for document copies or an expanded search. Safeguard does offer volume discounts which correspond to volume size and any special circumstances. Please contact us for more information.
Q: What is the turnaround time for retrieval of documents?
A: Our standard turnaround time is 24 to 48 hours for faxed copies; certified copies vary in turnaround time depending on the county in which the property is located.
Q: Does Safeguard Properties provide final title policies for mortgage loans?
A: Generally no. However, Safeguard can on a case-by-case basis choreograph the issuance of a title policy with an appropriate title policy underwriter.
Q: As part of Safeguard's core recording services, do you electronically record in the counties where such service is offered?
A: Yes, Safeguard e-records with all counties accepting such recordings.
