VA Denver Updated Information Bulletin 04-08 Foreclosure, Property Preservation, and Servicing Fees

The VA Regional Loan Center listed below has issued a new information bulletin concerning expenses for preservation of security.

Denver Regional Office: Loan Guaranty Letter 04-08 261-1 and Attachment for IB 04-08 - Fees, rescinding IB 03-07 261-1 and attachment.

The Denver Regional Office has jurisdiction for properties located in Alaska, Colorado, Idaho, Montana, New Mexico, Oregon, Utah, Washington, and Wyoming.

The new Preservation Expenses Bulletin contains the following substantive changes to preservation cost allowables:

Allowable for rekeying is now $50 for all 9 states.

Allowable for lock change is now $75 for all 9 states.

Allowable for padlock and hasp is now $25 for all 9 states.

Allowable for winterization of wet system is now $200 for all states in the jurisdiction except Alaska, where the allowable remains $450.

Allowable for winterization of dry system is now $125 for all 9 states.

Allowable for winterization of sprinkler system is now $50 for all 9 states.

Allowable for initial lawn care is now $75 for all 9 states.

Allowable for monthly lawn care is now $40 for all 9 states.

Allowable for snow removal is now $30 for all 9 states.

Allowable for boarding windows is now $50 for all 9 states.

Allowable for boarding doors is now $75 for all 9 states.

Additionally, the section on lock changes now reads as follows:

Front entry door lock changes will be reimbursed one time only. All other doors should be rekeyed.

These changes are effective for VA loan foreclosures conducted on or after June 15, 2004.
