Swimming pools increasingly pose significant liability risk to servicers throughout the country. As you are aware, current investor guidelines require fences to be intact and properly secured, but also require the pools to be covered and secured preventing liability.  Current requirements stipulate that pools are to be covered and boarded utilizing a matrix of 2 x 4's, wire mesh, and tarp to prevent debris from filling the pool.  While effective, this process is costly, timely, and aesthetically undesirable to potential homebuyers and code enforcement officials. Industry practice allows for utilization of the original pool cover when available at the property and in good condition.

The price differential for this product is:
Replacement Pool Covering including installation - $2.75 per square foot 
FHA Allowable - $2.05 per square foot

Average pool size 16 X 32 
16x32 boarding to current standard = $1049.60
16x32 covering to new standard = $1408.00

While the costs are slightly higher, comprehensive research has shown inherent value in the increased strength, durability and marketability. Finally, feedback received from code enforcement officials clearly show their preference for this securing method.
