HUD ML 2006-01 Underwriting Guidance to Accommodate Disaster Victims

HUD released Mortgagee Letter 2006-01 issuing instructions for underwriting guidance to victims of the hurricane disaster. 

This mortgagee letter was released to authorize servicers to expedite new loans for victims in the Presidentially-declared disaster areas without requiring "traditional documentation regarding employment and funds for closing due to the disaster". Specifically, the letter refers to documentation for gaps in employment, documentation of employment and funds available, and qualifying ratios.  In addition, lenders should review credit reports and determine if derogatory credit occurred subsequent to the disaster.  If the credit report indicates satisfactory credit prior to a disaster, and any derogatory credit subsequent to that date can be related to the effects of the disaster, FHA will consider, for its underwriting standards, that the borrower is a satisfactory credit risk.
