FTV Vacancy Date

Please disregard if you are not a FHA servicer.

As you all are likely aware, we occasionally encounter practical difficulties when a property is reported as vacant and flagged as FTV based on a visual exterior inspection. In some cases, once access is gained, we discover indications that the property may still be occupied, may be being maintained, or may require an eviction of personals.

In all of the above situations, the FTV date needs to be changed in order to stay in compliance with the 30-day conveyance time frame.

I have attached a grid that shows how Safeguard defines, reports, and handles certain vacancy categories.

Safeguard is asking its clients to review these categories and let us know whether you would request a change in the first time vacancy date at a property under each of the vacancy categories as defined in the attachment.
