Proximity Requirements: A corporation or out of area beneficiary/trustee (40 road/driving miles) must retain a local property manager responsible for the security, marketing, and maintenance of the property, including weekly inspections.
Misc Information: 1) Within 10-days after the purchaser or transfer of a loan/deed of trust on a residential property the new beneficiary/trustee must record an assignment of rents with the county. 2) Upon default, a beneficiary/trustee must inspect the property for evidence of vacancy. If it is occupied it must be inspected monthly until either the default is remedied or the property is found vacant. 3) Must be maintained to the “neighborhood standard” of the majority of non-abandoned property within a 300-foot radius of the property.
How to be removed from registration: Any change in registration information must be recorded within 10-days of the change.
